There you have it folks.
Penny wise .. pound foolish. It sounds as if you presented a pretty darned reasonable and solid offer. Each "no" gets the broker closer to a yes. Now that he's under cover it sounds like a spring / summer sale. If he's that tough on the boat I certainly wouldn't want to be his real estate broker either!
